{"id":13238,"date":"2024-03-20T08:54:55","date_gmt":"2024-03-19T21:54:55","guid":{"rendered":"https:\/\/woodcentral.com.au\/?p=13238"},"modified":"2024-10-21T20:19:45","modified_gmt":"2024-10-21T10:19:45","slug":"why-hines-champions-timber-as-a-magnet-for-green-buildings","status":"publish","type":"post","link":"https:\/\/woodcentral.com.au\/why-hines-champions-timber-as-a-magnet-for-green-buildings\/","title":{"rendered":"Hines Bets Big on Mass Timber to Grow its T3 Global Portfolio"},"content":{"rendered":"\n<p>One of the world&#8217;s largest real estate developers, Hines Global Real Estate, is looking to mass timber-based green buildings&#8221; to fuel the next generation of commercial office and build-to-rent residential construction projects.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.fastcompany.com\/91030194\/hines-most-innovative-companies-2024\">That is according to Fast Company<\/a>, which today included the developer in its list of the world&#8217;s most innovative companies (<a href=\"https:\/\/woodcentral.com.au\/after-5-years-portlands-mass-timber-airport-nears-full-flight\/\">as well as ZGF &#8211; for the Portland International Airport<\/a> and <a href=\"https:\/\/woodcentral.com.au\/nbbj-modular-timber-hybrid-systems-key-to-future-of-cities\/\">NBBJ &#8211; the developer of futuristic modified timber hybrid systems<\/a>).<\/p>\n\n\n\n<p>Last year, the firm expanded its series of T3 mass timber projects, which started with a 2016 project in Minneapolis, the first new multistory wood office in the U.S. in more than a century.<\/p>\n\n\n\n<p>Now, Hines has 26 projects built or in the pipeline, including T3 RiNo, which is planned to be one of Denver\u2019s most sustainable buildings, and T3 Collingwood, <a href=\"https:\/\/woodcentral.com.au\/hines-t3-collingwood-project-slashes-carbon-by-34-percent\/\">which last year became Australia&#8217;s first all-timber high rise<\/a>.<\/p>\n\n\n\n<p>Featured at last year&#8217;s Timber Offsite Construction Conference (now rebranded as Timber Construct), Andrew Dunn, conference organiser, said the Hines development, the first in Australia, is the start of a timber-led revolution.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"youtube-embed\" data-video_id=\"H6uF5DSrRp0\"><iframe loading=\"lazy\" title=\"Case Study: Victoria Wood x T3 Wellington Street\" width=\"696\" height=\"392\" src=\"https:\/\/www.youtube.com\/embed\/H6uF5DSrRp0?feature=oembed&#038;enablejsapi=1\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" allowfullscreen><\/iframe><\/div>\n<\/div><figcaption class=\"wp-element-caption\"><em>T3&#8217;s choice of mass timber elevates the very essence of collaborative workspaces. Footage courtesy of <a href=\"https:\/\/www.youtube.com\/@victoria_wood\">@victoria_wood<\/a>.<\/em><\/figcaption><\/figure>\n\n\n\n<p>&#8220;Developed by Jackson Clements Burrows, it used more than 2,358 cubic meters of cross-laminated timber (CLT) from XLam Australia and an additional 874 cubic meters of glue-laminated timber (GLT) from Australian sustainable hardwood (ASH),&#8221; Mr Dunn said, adding that it was the first project delivered as part of the Australian Government&#8217;s Clean Energy Finance Corporation&#8217;s Mass Timber Program. <\/p>\n\n\n\n<p>&#8220;The CEFC program, announced in late 2022, is a $300m mass timber incubator program, encouraging the take-up of timber construction materials to absorb carbon and reduce the emissions of new buildings,&#8221; with the T3 Collingwood building taking up $70m of that spend.&nbsp;<\/p>\n\n\n\n<p>According to David Warneford, the CEO of Hines&#8217; Australia and New Zealand business, the Australian real estate market is primed for what he describes as magnet buildings.<\/p>\n\n\n\n<p>&#8220;These &#8216;magnet buildings&#8217; are sustainability-driven, well-located, technologically efficient, and adjacent to transit,&#8221; Mr Warneford told the Australian last year.<\/p>\n\n\n\n<p>Significantly, timber plays a role in driving demand for these magnet assets, not just for the obvious embodied carbon benefits.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"885\" height=\"552\" src=\"https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77.png\" alt=\"image 77\" class=\"wp-image-13239\" srcset=\"https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77.png 885w, https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77-300x187.png 300w, https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77-768x479.png 768w, https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77-696x434.png 696w, https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77-673x420.png 673w, https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/image-77-600x374.png 600w\" sizes=\"auto, (max-width: 885px) 100vw, 885px\" \/><figcaption class=\"wp-element-caption\">Hines is a major player in both commercial and residential real estate development. Footage courtesy of <a href=\"https:\/\/www.youtube.com\/@PBSNewsHour\">@PBSNewsHour<\/a><\/em><\/figcaption><\/figure>\n\n\n\n<p>Hines, which has more than 200 projects under construction worldwide, has developed, redeveloped, or acquired 1,639 properties and is using mass timber construction systems to drive net-zero operational carbon across its building portfolio by 2040.<\/p>\n\n\n\n<p>To date, Hines has 26 T3 assets in various stages of development across the United States, Canada, the United Kingdom, and Spain, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>T3 Bayside in Toronto<\/li>\n\n\n\n<li>T3 FAT Village in Fort Lauderdale<\/li>\n\n\n\n<li>T3 RiNo in Denver<\/li>\n\n\n\n<li>T3 West Midtown in Atlanta<\/li>\n\n\n\n<li>T3 North Loop in Minneapolis<\/li>\n\n\n\n<li>T3 Sterling Road in Toronto<\/li>\n\n\n\n<li>T3 Diagonal Mar in Barcelona<\/li>\n\n\n\n<li>T3 Wedgewood Houston in Nashville<\/li>\n\n\n\n<li>T3 American Tabacco Campus in Durham<\/li>\n<\/ul>\n\n\n\n<p>Mr Warneford is now looking to increase Hine&#8217;s T3 stake in the Australian marketplace. Australia,&nbsp;<a href=\"https:\/\/woodcentral.com.au\/australia-champions-decarbonisation-with-worlds-tallest-mass-timber-towers\/\" target=\"_blank\" rel=\"noreferrer noopener\">which has emerged as a leader in the push to use mass timber construction in high-rise construction<\/a>, is a lucrative market for Hines, with Mr Warneford eying &#8220;a few&#8221; potential sites in Sydney, as well as a site in Brisbane.<\/p>\n\n\n\n<h6 class=\"wp-block-heading\">Australia&#8217;s role in using mass timber to decarbonise construction<\/h6>\n\n\n\n<p><a href=\"https:\/\/woodcentral.com.au\/embodied-carbon-drives-timber-building-surge-in-australia\/\">Last year,<\/a> Wood Central reported that timber-based Green Star buildings are surging amid the push by developers to embrace embodied carbon.<\/p>\n\n\n\n<p>&#8220;Of all the timber buildings registered with the Green Building Council over history, we\u2019ve done more than 50% in the last three years alone,\u201d said Davina Rooney, CEO of the Green Building Council of Australia, who spoke at Transform last week.<\/p>\n\n\n\n<p>The pivot towards timber is part of a shifting focus from operational carbon to reducing emissions connected to the construction process.<\/p>\n\n\n\n<p>\u201cDevelopers know the pathway to net-zero in operations,\u201d Ms Rooney said, which includes removing gas from buildings, securing renewable electricity, and better using ventilation.&#8221;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/woodcentral.com.au\/wp-content\/uploads\/2023\/11\/The-engineered-timber-high-rise-is-taking-shape-faster-than-using-traditional-building-materials.-Photo-Credit-Fairbrother-Wood-Central-fotor-2023112315392-1024x683.jpg\" alt=\"St Lukes in Launceston is Tasmania's first, but certainly not last mass timber building under construction.
