{"id":16594,"date":"2024-03-29T20:30:48","date_gmt":"2024-03-29T09:30:48","guid":{"rendered":"https:\/\/woodcentral.com.au\/?p=16594"},"modified":"2024-10-21T20:19:42","modified_gmt":"2024-10-21T10:19:42","slug":"its-fast-safe-why-asset-managers-pick-mass-timber-builds","status":"publish","type":"post","link":"https:\/\/woodcentral.com.au\/its-fast-safe-why-asset-managers-pick-mass-timber-builds\/","title":{"rendered":"Live from Portland: Mass Timber Conference Better Than Ever!"},"content":{"rendered":"\n<p>One of the world&#8217;s largest real estate developers, Hines Global Real Estate, is using mass timber to de-risk its portfolio &#8211; turning away from mega steel and concrete-based projects to build faster and leaner timber builds.<\/p>\n\n\n\n<p>With over US $93.2 billion in assets under management, Hines has developed, redeveloped, or acquired more than 1,700 buildings across 30 countries, with more than 150 buildings under construction.&nbsp;<\/p>\n\n\n\n<p>Through its Timber, Transit, Technology (T3) portfolio\u2014<a href=\"https:\/\/woodcentral.com.au\/why-hines-champions-timber-as-a-magnet-for-green-buildings\/\" target=\"_blank\" rel=\"noreferrer noopener\">covered by Wood Central last week<\/a>\u2014it preaches the benefits of mass timber and offsite manufacturing to build the next generation of A-grade commercial assets.<\/p>\n\n\n\n<p>&#8220;It is quite amazing what they are doing for mass timber and offsite manufacturing adoption, not just in North America, but across the Asia-Pacific region,&#8221;&nbsp;<a href=\"https:\/\/masstimberconference.com\/panel\/fireside-chat-with-uli-developers-and-the-mass-timber-ecosystem-where-do-we-go-from-here\/\" target=\"_blank\" rel=\"noreferrer noopener\">Andrew Dunn said after attending a Fireside Chat about the Hines T3 building model yesterday.<\/a><\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" title=\"Why Asset Managers love Mass Timber\" width=\"696\" height=\"392\" src=\"https:\/\/www.youtube.com\/embed\/2fsKLsBKuaA?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe>\n<\/div><\/figure>\n\n\n\n<p>The session featured Michael Horvath, Hine&#8217;s Vice President of Conceptual Construction; Susan Croswell, HDR&#8217;s Project Delivery Principal and Senior Associate; Steve Cavanaugh, DLR Group&#8217;s Principal and Lead Architect; and Jonathan Pearce, the Head of Investments, Office, and Life Sciences at Ivanho\u00e9 Cambridge, was Mr Dunn&#8217;s highlight from the first day of the International Mass Timber Construction conference in Portland.<\/p>\n\n\n\n<p>According to Mr Pearce, who has worked with Hines for more than 20 years on funding projects, the pivot allows asset managers far greater flexibility in turning around buildings quickly whilst also avoiding dangerous 10-15-year project timeframes.<\/p>\n\n\n\n<p>&#8220;From a risk management perspective, this just makes sense,&#8221; Mr Pearce said, &#8220;traditionally we would build multi-billion dollar steel projects. The problem with these projects is that we could start a project in 2012, put a shovel in 2017, finish the first stage in 2020, and start the second building that will be finished in 2025.&#8221;<\/p>\n\n\n\n<p>&#8220;So what does that mean?
